The Builder’s Agent

When you tour a builder’s model home, the realtors on site represent the Builder—not you. This means that when you are negotiating a purchase, they have a fiduciary duty to promote the financial interests of their client – the Builder, and to inform the builder of anything they learn from you that would benefit their client—the Builder. 

You deserve to have an experienced and skilled agent representing you and your interests too.

Why Choose a Buyer’s Agent When Purchasing a New Build?

In Utah, the Seller typically pays the Buyer Agent’s commission. This is also true in new home construction. Most builders see Buyer’s Agents as a great referral source and consider commissions as a cost of doing business.  One thing to remember, not using a buyer’s agent will not result in the Builder automatically crediting you the Buyer’s Agent Commission.

Builder’s often have preferred lenders and they may offer incentives with those lenders. We always advise our clients to receive at least one other loan estimate, to make sure that you are getting the best deal possible. We have a list of experienced lenders who may be able to beat the Builder’s preferred lender’s terms.

We prefer that we attend your visit to a model home. If that is not possible, please inform the builder’s agent that you are working with Helene Kepas-Brown and Sarah Stewart to make sure you are represented by the best.
